Average mortgage rates have crept up over recent weeks as the Bank of England makes its latest interest rate decision - expected at 12pm with a 0.25 percentage point rise to 4.5% widely anticipated.

One of the UK's leading economic forecasters has warned Rishi Sunak could miss his target to halve inflation this year.
The National Institute of Economic and Social Research (NIESR) said increasing prices of food and other basic essentials meant inflation was likely to remain persistently high for the rest of this year.
The prime minister pledged in January that he would halve inflation - which stood at 10.1% at the time - in 2023, but by March, the latest figures were still at 10.1%.
Inflation measures the annual increase in the average shopping basket of goods and services.
Although NIESR has forecasted a decline in inflation, it warned it will remain "persistently elevated" and will fall to 5.4% by the end of the year.
This estimate is much higher than one made by the government's independent economic forecaster the Office for Budget Responsibility, which predicted a fall to 2.9%.
A "staggering" number of adults are "turning to petty theft" to deal with the cost of living crisis, the boss of a money-saving app has said.
In a survey conducted by ZipZero, one in 10 young adults admitted they had intentionally missed out or incorrectly scanned goods they couldn't afford from self-checkouts.
One in 25 adults overall said they had done so.
The survey revealed younger adults appeared to be harder hit by the cost of living crisis, with 37% seeking financial support compared with 5% over the age of 55.
Of the 2,000 adults polled, 8% said they go into their overdrafts or borrow money from friends or family to cover groceries.
Some 5% said they have started to use food banks.
Later today, the Bank of England is set to announce its 12th hike in interest rates in a row.
A former member of the BoE's Monetary Police Committee - which makes decisions on what action to take - has said it is "impossible to say" when rates will fall again.
Asked by Sky's Kay Burley why the Bank is raising rates once again, Professor Martin Weale said it is "concerned that otherwise inflation won't fall or won't fall sufficiently rapidly to give the public confidence in its 2% target".
Professor Weale said inflation had been "more resistant to coming down than people expected" and inflationary pressures had been stronger in the UK than many other parts of the world.
He said this may be partly due to the effect of Brexit limiting immigration, or because many people dropped out of the labour market in the aftermath of the pandemic.
Asked whether Liz Truss's disastrous mini budget had any effect, he replied: "Probably not."
Although he described it as a "nasty experience", he said confidence in policymakers has "largely recovered" since.
The latest government data reveals worrying trends for homelessness levels, with more workers left without a home.
Between October and December last year, some 72,550 households were homeless or threatened with homelessness - and increase of 4.7% on the same period the year before.
Households with children becoming homeless rose by 14.1%.
Meanwhile, people with a full-time job becoming homeless rose by 8.1% to 10,050.
As for those in part-time work, it rose 2.2% to 7,370.
By 31 December last year, there were 101,300 households in this situation - a figure last reached in 2004 - according to government data.
The figure is an increase of 5.2% from the same date in 2021.
Meanwhile, the number of households with children in temporary accommodation rose by 6.6%.
A total of 127,220 dependent children were living in temporary accommodation on 31 December.
The Department for Levelling Up, Housing and Communities said the increase in families in B&B accommodation had risen "disproportionately to the overall increase in temporary accommodation, indicating that local authorities have been less able to secure suitable temporary accommodation for families".

"Rates across all Loan-To-Value ranges (LTV) have only increased by an average of 0.06% compared to last week. The 75% LTV category has seen the highest increase across both two-year and five-year fixed rates, while the smaller deposit 90% & 95% LTV two-year deals have seen the smallest increases."
Looking ahead, he says the direction of rates will "be heavily influenced by the Bank of England's analysis on inflation, and the future path for the Base Rate, which will accompany the decision".
Mr Smith goes on: "If the Bank is more cautious, we can expect rates to continue their upward trend in the short term."

On average, homes close to naturist areas cost £308,476, an estate agency found.
That compares to a wider local authority district average of £324,450.
Barrows and Forrester said it had surveyed prices in areas close to "39 of Britain's best nudist beaches".
The drop in value can be quite severe.
The worst-affected location is in the YO11 postcode area in North Yorkshire, home of a nudist beach at Cayton Bay.
There, the average house price is £152,187 - £131,500 below the wider North Yorkshire average of £283,687.

New analysis shows Citizens Advice helped more people between January and April than in the same period of any other year on record.
There were record highs on 70 different advice issues, including homelessness, food bank referrals and debt.
The number of people needing crisis support in just these four months is already higher than in all of 2019 and almost as high as in 2020.
The number of people being helped with food bank access is up 178% from the same period in 2020, while the number of private renters facing an eviction issue during the first four months of 2023 was 49% higher than the same period three years ago.

The Bank rate increases, they said, meant the same customers were now facing forking out an extra £482 per month compared to pre-December 2021.
